Godart identified the motivated seller, matched the opportunity to Dezer's acquisition program, and structured the transaction — taking the deal from origination to closing entirely outside the listed market.

Transaction closed. Dezer — with over $3.6 billion in sales across nine Sunny Isles Beach luxury towers — added a Fort Lauderdale land position through a deal that existed only because Godart created it.
