The Opportunity
A surface parking lot within an active 12.4-acre office complex in Plantation's Midtown District — convertible into a residential development site if the transaction could be structured to preserve parking for the tenants already in the building.
Our Role.
Represented Lennar Multifamily, structured the acquisition to deliver the residential platform while committing to a garage replacement that kept the office tenancy whole — solving a structural problem that made the site viable where others had not pursued it.
The outcome.
Site closed. 271-unit luxury rental program approved within Plantation's Midtown District master plan, with a structured parking garage replacing the displaced surface spaces.
